Layout:
Via the communal staircase or elevator (!) you reach the entrance of the apartment, located on the first floor, which is accessible by elevator. Upon entering, you are greeted by a practical storage closet, ideal for coats, shoes, and other belongings.
To the right of the hallway, you’ll find the bright and cozy living room with workplace and open fireplace. There is plenty of space to relax, create a comfortable seating area, or entertain guests.
Back in the hallway, another doorway leads to the first bedroom—perfect as a (second) home office, guest room, or child’s room. Directly behind it is the spacious primary bedroom, featuring ample closet space, Airco and pleasant natural light. An ideal retreat to unwind.
To the left of the entrance, you'll find the bathroom, fully equipped with a bathtub and walk-in shower, adjacent to separate large room for a washing machine etc. The toilet is separate.
At the end of the hallway is the stylish and fully equipped eat-in-kitchen with various built-in appliances. From that room, you have access to the sunny terrace—perfect for outdoor seating and enjoying the sun from the late morning till the evening.
Neighborhood/ Ongoing Area Renovation
The property is located in the desirable Museum Quarter: in the near future the Hondecoeterstraat will be a quiet, green street just steps away from Museumplein, Vondelpark, and the elegant Cornelis Schuytstraat. In the immediate vicinity, you'll find luxury shops, cozy cafés, and well-known restaurants such as Brasserie Van Baerle, Rijks and Café Welling.
Culture, nature, and convenience come together here. The Rijksmuseum, Stedelijk Museum, and Concertgebouw are just around the corner, as are excellent (international) schools and public transport connections. Thanks to its proximity to the A10 ring road, this is a perfect base for those who want to live comfortably and centrally in Amsterdam Oud-Zuid.
Since 2023 the area is undergoing a major renovation: “underground” is renewed and profile of the street is being adjusted. A great refresh that will make the neighborhood even more pleasant!
Perpetual leasehold:
The current owner has already opted to switch to the property ground lease system. The current period runs until April 30, 2041, with the ground rent having been prepaid/bought off. after this period, the perpetual ground rent has been fixed.
Personal note from the owners:
We purchased the apartment in June 1978. At that time, the Hondecoeterstraat was still accessible to cars, the Wouwermanstraat and Hondecoeterstraat had no trees, the small (low) school had been demolished, and we looked out onto the back of the Obrechtstraat. The apartment had been “renovated”: all elements of the Amsterdam School style had been removed, the ceilings lowered, and the doors replaced with more “modern” ones. The original layout, however, remained intact: four bedrooms and a combined dining and living room. The kitchen was very small (typical of the Amsterdam School style), but for our blended family (2/3 children), it was an ideal layout.
Over the years, we made many changes. The kitchen was remodeled four times, the ceilings were raised and insulated, and the windows at the front were made soundproof. As the children moved out, we adapted the space by creating a dining room and enlarging the living room with a workspace. We rarely used the fireplace in later years, but it is in good working condition.
We were immediately charmed by the living room with its large and small bay windows and the view over the Wouwermanstraat. The possibility of creating a small southwest-facing terrace and having access to a roof terrace also greatly appealed to us. The close proximity to the Concertgebouw makes it easy to skip the coat check or even pop home during intermission. Within a hundred steps, you are on Museumplein, which has changed dramatically several times over the past 50 years and has become an international attraction. The Hondecoeterstraat, now closed to traffic in two phases, has been redesigned as a space where local residents feel at home, and after a year it has developed a character to be proud of.
We have also come to greatly appreciate the secure, covered bicycle storage over time. The basement has proven especially convenient as well, providing a fixed place for an extra refrigerator, a freezer, and wine storage.
